  • For each phase, we shortlist 2–3 proven subcontractors that fit your project type and budget level.

Competitive Bidding & Selection

  • We collect apples‑to‑apples bids, clarify inclusions/exclusions, and align on schedule.
  • You choose each subcontractor based on performance + value.

Contracts & Insurance

  • You contract directly with each sub (we can provide templates for owner‑sub agreements).
  • We verify licenses, insurance certificates, and lien waivers.

Build Management

  • We coordinate schedules, trade sequencing, inspections, and quality checks.
  • Transparent cost tracking: all invoices and receipts are visible to you.

Changes & Close‑Out

  • Change orders reviewed before approval; you see cause and cost.
  • Final inspections, punch list, O&M manuals, and warranties.
